The house

This is a so-called “Dormer bungalow”.

This type of house is sometimes called one-and-a-half-story chalet or dormer bungalow. As the name implies, they have full height rooms on the first floor. On the upper level you have either dormer windows, skylights or gable ends with windows.

The house was built in 2011. The owner, an Irish farmer, chose the location and construction method with a lot of love for his daughter; but where love goes: so it happened that the daughter did not even move into this house, because her future husband already owned a house. So, this dream house went on the Irish market for the first time and was bought in the fall of 2011 by a German couple as a holiday home. This couple then did major remodelling work. They redesigned the bedrooms on the 1st floor and the three rooms became two very nice spacious rooms with their own bathrooms. They also opened the ceiling in the master bedroom to add even more ceiling height. A balcony with a double egress door was added to the master bathroom to enjoy the morning sun. The couple also had a two-story annex built in 2014, as well as a carport and workshop added.

In the summer of 2017, we purchased the house from the German couple and after some renovations, what was once a holiday home became our home.

We undertook the following remodelling and renovation work:

  • The entire house was completely painted outside and inside
  • 3 new, contemporary insulated security exterior doors
  • Installation of a unique locking system
  • An automatic gate with intercom connection / telephone operation
  • Interior finishing of the annex with tiles and laminate flooring
  • New heating system that integrates the annex
  • 6.6 kW/h charging station in the carport for an e-car or plug-in hybrid
  • Ethernet cabling and complete Wi-Fi coverage
  • Smartcontrol of heating, lighting, and music/radio
  • Sliding doors in the guest room
  • Shower doors in both guest rooms
  • Extension of kitchen wall with additional shelfs
  • Insulation and easy access to the attic
  • Staircase lighting with motion detectors
  • Runners for stair treads and gallery as well as sound insulation
  • Drinking water filter system and decalcification system
  • Outdoor sauna and wooden terrace
  • Floor insulation and sound insulation as well as carpet on the upper floor
  • Custom made closet doors for open shelving in the dressing room
  • Custom-fit roller blinds, pleated blinds, or blackout curtains

We were able to increase the energy efficiency rating to B2 with some of these remodelling projects.

We had other desires and plans and planned an extension at the back of the garden and already have an approved planning permission. This plan for a new development has included the following new buildings and development.

  • Small building (at the workshop) to house the kerosene tank.
  • Large garage with walk-up roof
  • Attached greenhouse with cold frames and raised beds
  • Sand filter system for the sewage system
  • Large building with a sauna, relaxation room, WC, shower, footbath bench
  • As well as a gym/sports room
  • In front of it a terrace and in the middle a natural swimming pond

It is possible to realize your dreams even further on the plot and either use the existing building permit for this purpose (construction must take place by 2024) or apply for a completely new building extension.

As for the last two sales from 2011 and 2016, the property was put on the market on Irish and German real estate sites. All the old statements can only be underlined to this day, they have lost nothing of their validity. On the contrary, we know from the municipality that there will be no new construction projects for lakeside / Shannon Side land in the region at Lough Boderg to ensure the naturalness. This makes the house even more attractive and ensures that the open view remains open to the side.

Lough Boderg is a branch of the Shannon. The Shannon is the longest river in Ireland and very popular for water sports, fishing, or boating.

The surroundings

The nearest towns are:

  • Roosky is at 6 km distance, equipped with a small supermarket, church, post office, small cafe, snack bar, bar, and pubs, as well as a stop for the express bus to Dublin Airport or to Sligo.
  • Drumod is located 9km from the property. In the village you can find all the above-mentioned facilities and in addition Drumod has a train station which is on the main Sligo to Dublin line.

Larger towns with large supermarkets, hardware stores and craft stores of all kinds, shopping centres as well as schools, doctors, veterinarians and pharmacies are in

  • Longford
  • Carrick-on-Shannon
  • Roscommon
  • Boyle

with a driving time of approx. 20 – 30 minutes.

  • Carrick-on-Shannon has a large harbour, from which the houseboat rental on the Shannon flourishes as a magnet for tourism. Therefore, Carrick-on-Shannon also has a lot of pubs, restaurants, and hotels for every taste.
  • The first CenterParcs in Ireland was built in Ballymahon, Co. Longford and is a great attraction for visitors in the Midlands.
  • The town of Sligo takes a little longer to drive to, at just over an hour, but it is the fastest point of contact with the Atlantic Ocean.
